They selected an agent based on personal connection rather than proven expertise.

In Florida, these “dual agents” are called Transaction Brokers, and while they can legally represent both parties, conflicts of interest can arise. The best agents are honest, knowledgeable, and comfortable answering tough questions. It’s also wise to avoid agents who lock you into long-term contracts without a cancellation option. This keeps them motivated to prioritize your listing, knowing you can switch if they don’t deliver results.
